Our Management Fee Includes:
  • Collecting Rent (Trust Account)
  • Owner Disbursements (Available EFT & No Additional Charge)
  • Notifying tenants with a pay or quit notice when they are late
  • Assessing and collecting late fees
  • Coordinating evictions/Court Appearances
  • Receiving maintenance requests from tenants and dispatching professional, reliable, and fairly priced subconstractors
  • Performing regular inspections as well as move-out inspections
  • Reconciling Security Deposits & Maintenance Fund
  • Strategic long-term planning including Recommendations for long-term maintenance issues, potential rent increase, etc.
  • Monthly & yearly financial reporting to make your year-end tax filing as simple as possible
  • Negotiating Vendor Services & invoice discrepancies
  • Owner Usury Services & creative repair alternatives
Pricing Structure & Management Fees:
There are many factors that go into negotiating a fair management agreement. Of course, the number of properties to be managed is the biggest determining factor. However, age and condition also play a role as these factors influence the amount of resources needed to propertly care for the property. Finally distance from the metropolitan area can also be a determining factor.
